Acorn Campground Regulations for Screen porches,
Decks, and Sheds
Any new structure or modification of an existing
structure must meet all campground rules. Campground management must review and
approve a detailed drawing or site plan before you obtain the required township
building permit. You must dispose of all construction waste yourself off
site of the campground.
New Decks
- Decks can be 10' wide and as long as the trailer
excluding the hitch
- All structures must have block footings placed at 10 foot
intervals
- All wood, including plywood, must be pressure treated
- All deck joists must be at least 2x8's pressure treated
with 16-inch centers hung with joist hangers
- All flooring must be 3/4" plywood, 5/4, or 2x6 pressure
treated or better
- Any structure above 30 inches from ground level must
have a handrail with 4-inch vertical post or lattice type restriction; this
includes all steps in excess of 2 or ramps. All handicapped ramps must
be constructed by insured, licensed contractors.
- Steps extending beyond the trailer box or the 10' deck
width can be 4' wide and a run no greater than 11 inches. There can be
no platforms or landings beyond the trailer box or 10' deck width
- All existing decks must meet current codes if being
rebuilt or enlarged
- No permanent electric allowed in structure
- No plumbing of any type allowed in structures
New Screen Rooms
- All new screen rooms must be commercial manufactured
aluminum
- No windows or solid screen coverings are allowed. This
includes glass, plexiglass and vinyl
- No lumber of any kind is permitted from the deck up
- Rooms purchased from unauthorized installers must be
pre-approved
New Sheds
- Sheds can be a maximum of 8 feet by 10 feet in dimension
- All sheds must be commercially manufactured wood or
vinyl, no metal sheds of any kind
- All sheds must be on a pressure treated platform raised
off of the ground
- Shed locations must be approved to prevent covering
underground utilities
- No permanent electric is allowed in the shed
- No plumbing of any type allowed in the shed
Existing Deck and Screen
Room Repair Regulations
- Existing screen room dimensions cannot be changed
- Existing screen rooms cannot be rebuilt in whole or
part, only repaired to code with like or better materials to meet regulations for
existing decks and screen rooms
- Screen porches and decks must not be longer than the
existing camper not including the hitch
- Decks and screen porches cannot exceed 10 feet wide
- Total height of the structure can be 10 inches above the
lowest roof line of the trailer
- All existing structures, decks, porches, and patios must
be free standing and cannot be attached to the trailer
- All structures must have block footings placed at 4-foot
intervals
- All wood, including plywood, must be pressure treated,
no particleboard, pressboard or T1-11
- Any structures above 30 inches from ground level must
have a handrail with 4-inch vertically spaced posts or lattice type
restriction; this includes all steps in excess of 2 or ramps
- No permanent electric allowed in structures
- No plumbing of any type allowed in structures
Deck
Roof
- The finished roof can be 2 feet longer than the deck
with a maximum of 12 feet
- Roofing material may only be metal, corrugated PVC,
soffit material, or fiberglass. No asphalt shingles, half lap, rolled, melted
material, tarps, or canvases allowed
- A one piece rubber roof (EPDM, no torch down, rolled, or
asphalt roofing) may be used also. It can have no seams and cannot be nailed
to the top roof surface
- All roof rafters are to be at least pressure treated
2x6's with 16-inch centers
Walls
- At least 60% of the wall area must be screened. No
windows of any kind are permitted. This includes glass, plexiglass and vinyl
- Knee walls must remain exposed inside the porch
- No interior partition walls allowed
- Walls must be at least 2x4 pressure treated studs with
4x4 pressure treated posts 4’ on center
- Exterior coverings must be vinyl siding or lattice. No
exposed plywood, T1-11, or like material.
- Exterior coverings can be from the bottom of the rim
joist to no more than 36" from the floor
Necessary Approvals
- All structures must meet
federal, state, and local codes for building, electric, fire, and tie downs
- All structures must be
completed in the camping year they were started
- The campground is not
responsible for damage due to storms, weather, or acts of God
- All set backs must meet
criteria of the campground management
- No fencing is permitted
- No standalone bars are
permitted
- No kerosene or electric
heaters are permitted
- All building materials
must be disposed of in a proper manner at the camper’s expense
- Before a campsite is
vacated, all structures, decks, porches, patios, and contents must be removed
at the camper’s expense
Permits must be obtained at
the Middle Township Code Enforcement office at 33 Mechanic Street in Cape May
Court House between the hours of 8:30 am and 4 pm on Monday to Friday.
Campground management must approve all applications before applying for a
permit.
